About these terms

These terms govern your use of the Biosphere Hotels website (biospherehotels.com) and apply to all reservations made directly with us. By using our website or making a booking, you agree to these terms. If you booked through a third-party platform, that platform's terms may also apply.

 

Reservations and confirmation

A booking is confirmed only when you receive a confirmation email from us with a reservation reference number. We reserve the right to decline or cancel a booking if there is a pricing error, if the requested room is unavailable, or if we are unable to verify your payment details. All rates shown on our website are in US Dollars unless otherwise stated and are subject to applicable taxes, service charges, and government levies.

 

Check-in and check-out

Check-in and check-out times vary by property and are stated on each hotel's page. Early check-in and late check-out are subject to availability and may incur additional charges. Guests are required to present a valid passport or national identity document at check-in, in accordance with Maldivian law.

 

Payment

Full payment or a valid card guarantee is required at the time of booking unless otherwise stated in the rate conditions. We accept major credit and debit cards. All transactions are processed through secure, PCI-compliant payment systems. The hotel reserves the right to pre-authorise your card prior to arrival for the total booking amount.

 

Cancellation and modifications

Cancellation policies vary by rate plan and are clearly displayed during the booking process. Free cancellation bookings may be cancelled without charge up to the deadline stated in your confirmation. Non-refundable bookings are charged in full at the time of booking and cannot be cancelled or refunded. To modify or cancel a reservation, contact us by email at sales@biospherehotels.com or by phone at +960 335 6500 with your reservation reference. No-shows will be charged the full amount of the first night or the full stay, depending on the rate plan.

 

Guest conduct

Guests are expected to respect the property, staff, fellow guests, and the local island community. Biosphere Hotels properties are located within local Maldivian islands, and guests are asked to dress and behave appropriately in public areas outside the hotel premises, in accordance with local customs. Alcohol is only permitted within licensed hotel premises. The hotel reserves the right to refuse service or ask a guest to leave if their behaviour is disruptive, dangerous, or in violation of Maldivian law, without refund.

 

Damages and liability

Guests are responsible for any damage caused to hotel property during their stay. The cost of repair or replacement will be charged to the card on file. Biosphere Hotels is not liable for loss, theft, or damage to personal belongings. Guests are encouraged to use in-room safes where available.

 

Children and extra guests

Children are welcome at all properties. Child policies, including age thresholds and extra bed charges, vary by hotel and room type and are detailed on the relevant property page. Maximum occupancy limits per room must be respected.

 

Health and safety

Guests participate in water-based activities, excursions, and use of hotel facilities at their own risk. The hotel takes reasonable measures to ensure guest safety but is not liable for injury or loss arising from the use of recreational facilities, swimming areas, or third-party excursion services.

 

Transfers and transportation

Where transfer services are offered, schedules and pricing are subject to change due to weather, sea conditions, or operational requirements. Biosphere Hotels is not liable for delays or cancellations caused by factors beyond our control.

 

Force majeure

We are not liable for failure to perform our obligations where such failure results from circumstances beyond our reasonable control, including but not limited to natural disasters, severe weather, government restrictions, pandemics, or disruptions to transport or utilities.

 

Intellectual property

All content on this website — including text, photographs, graphics, logos, and design — is the property of Biosphere Hotels Group Pvt Ltd and may not be reproduced, distributed, or used without prior written permission.

 

Website accuracy

We make every effort to ensure the information on our website is accurate and up to date. However, photographs are representative and room layouts or views may vary. We reserve the right to make changes to facilities, services, or pricing without prior notice.

 

Governing law

These terms are governed by the laws of the Republic of Maldives. Any disputes arising from these terms or your use of our services shall be subject to the jurisdiction of the courts of the Maldives.
